A lot of so-called chimney leaks turn out to be flashing leaks. The metal and sealant bridging the gap between chimney and roof can corrode, lift or be installed wrong, and on older Tacoma homes it has often been patched more than once. Roof moss adds to the problem: Oregon State University Extension notes that moss in the moist Pacific Northwest holds wet debris and can lift shingles, letting water reach the layers below. We trace the leak to where it starts, then reseal or replace the flashing and tie it back into the roof so the joint stays dry.
Wind picks up in Tacoma from around October 16 through April 24, by WeatherSpark's count, and November averages the highest hourly wind speeds. On homes facing Commencement Bay, that wind works at flashing edges and sealant, so those roofs deserve a closer look each fall.

Flashing is the metal-and-sealant seam where chimney and roof meet. Once it corrodes, lifts or turns out to have been poorly installed, rain runs into ceilings, walls and framing, where it feeds rot and mold that stay out of sight until the damage is extensive. Wider chimneys add a detail that's often missing: the 2021 Washington State Residential Code (R1003.20) requires a cricket — a small peaked diverter — on chimneys wider than 30 inches that don't intersect the ridge. Fixing flashing early keeps a simple reseal from becoming a framing and drywall job.

It can. OSU Extension notes that moss traps moisture-holding debris and can lift shingles, and a mossy roof around a chimney makes it harder for flashing to shed water. Keeping that area clear helps the seal last.
