Close to 40 inches of rain and other precipitation falls on Tacoma in an average year (39.76 inches at the Tacoma #1 station, 1982–2016), and brick and mortar absorb a share of every storm. When that water freezes it expands, and the brick face starts to flake and break. A vapor-permeable water repellent changes the equation: rain beads off the surface, while water vapor from inside the brick keeps escaping. It's a quick, modestly priced treatment and one of the better ways to keep a sound chimney — and an older Tacoma home's original brickwork — in good shape.
Homes overlooking Commencement Bay take rain from more directions than most, and exposed chimneys there rarely dry fully between November storms. A breathable treatment is especially worthwhile on those houses.

Porous masonry takes on water with every rain. In winter the absorbed water freezes and expands, and repeated freeze-thaw cycles break the face of the brick away, which is what spalling is. A vapor-permeable water repellent keeps liquid water out while letting trapped moisture escape, so the masonry can dry instead of holding water. Film-forming coatings that seal moisture in can do more harm than good, which is why we only use breathable products.
