Bonney Lake incorporated as a town on February 28, 1949, and had 275 residents the following year. By the 2020 census it counted 22,487. The city sits on a plateau at about 590 feet and partly wraps around Lake Tapps, a freshwater reservoir created in 1911 and fed by the White River, with about 4.5 square miles of surface and some 45 miles of shoreline. Its housing matches that late growth: the median home was built in 2001, and only about 16 percent of homes predate 1980.
Lake Tapps is a reservoir, not an arm of the Sound, so homes along its many coves face fresh water and open wind across the lake rather than marine air. Chimneys and chases on those lots take the weather head-on, and their caps, covers and flashing wear accordingly.
The lake's shoreline is long and irregular, with inlets and peninsulas, which puts a lot of houses close to the water and exposed on more than one side.

Census estimates for 2020 to 2024 show 56 percent or so of Bonney Lake households relying chiefly on utility gas for heat, next to roughly 34 percent for Pierce County overall. The county's median home dates from 1986; Bonney Lake's from 2001.

Bonney Lake lives with two kinds of burn ban. In the cold, calm months, Puget Sound Clean Air Agency calls air quality bans that take wood fireplaces out of use. In hot, dry summers, the county fire marshal can issue fire safety bans to prevent outdoor fires, and those can last several months.
Keeping embers inside the flue is the chimney's part of that. The State Fire Marshal recommends a cap on every chimney, and Washington's residential code sets the spark screen's mesh: no opening wider than half an inch, fine enough not to choke the draft, and removable for cleaning.
The Buckley 1 NE station, the long-record weather station nearest Bonney Lake, averaged 48.5 inches of precipitation, 11.2 inches of snow and about 60 days a year at or below 32°F between 1931 and 2005. That is wetter and snowier than the Tacoma station. In town, WeatherSpark's model stretches the rainier stretch of the year over roughly seven months, from about October 9 to May 9, and gives November the most rain, around 8.6 inches on average.
At around 590 feet, chimney tops here get both long rainy spells and regular freezes. Water that gets into a crown crack, a chase cover seam or lifted flashing freezes overnight and widens the gap, so small defects grow faster than they would by the water.
Since March 15, 2024, Washington has built and remodeled under its 2021 code set, whose residential volume follows the 2021 IRC. Next up, per the Building Code Council's schedule, the 2024 editions of the residential, mechanical and fuel gas codes are due to take effect on May 3, 2027.
Among the rules already in force: a brick or block chimney has to clear its roof penetration by 3 feet and top anything on the building within 10 feet by 2 feet. We could not confirm the City of Bonney Lake's own permit requirements for stoves, inserts or liners from its website, so check with the city before a relining or a new appliance.
