Fife, Pierce County
A gas fireplace tune-up in Fife is priced from $189 to $475. The low figure covers a straightforward annual service on a unit that lights and runs; the upper part of the band reflects harder access, heavier cleaning or a fussy pilot assembly. When a part has failed, the part and the fitting time are quoted separately, before we order anything.

Gas is a natural fit for a city whose median home was built around 2000. Houses of that vintage often came with a direct-vent gas fireplace from the builder, venting straight out a side wall through a two-layer pipe, and others have had gas logs or a gas unit put into an old wood firebox since. These appliances ask for less than a wood stove, but not nothing: dust on the burner, a weak thermocouple or a vent cap full of spider webs are the usual reasons one stops lighting.
Wood remains the main fuel in only about 1.2% of occupied Fife homes, from five-year census numbers ending in 2024, and some of the households we meet are planning to move away from it.
If an older wood stove or insert is part of that change, the Puget Sound Clean Air Agency's recycling program pays Pierce County owners who take a working uncertified unit, or a certified one below 2020 EPA limits, to an approved recycler. The owner handles the removal and the trip. After that, the gas side is ours to keep running.
Read the clean air agency's description of the two ban stages and the devices named are all solid-fuel ones: wood fireplaces, wood stoves or inserts, and pellet units. Neither stage lists a gas appliance.
Retiring an uncertified stove on the way to gas? The agency's FAQ says such a unit counts as inoperable once its doors are snapped off beyond reattaching or its firebox has been holed. Unplugging it and leaving it where it stands is not enough.
Every gas fireplace service we do in Fife includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowGas fireplace trouble tends to surface in the first cold week of fall, when a unit idle since spring refuses to stay lit. The fix is often simple cleaning, but a gas appliance also deserves a look at the vent termination and the glass seal, since those are what keep combustion gases outside the room. A yearly service before the heating season avoids the rush and catches both.
WeatherSpark's Fife data show a windier stretch from about October 17 to April 22, peaking in December, inside a rainy season nearly seven months long. That is exactly when a gas fireplace is used most.
A direct-vent termination on a side wall sits low and in the weather, so moss, leaves and nesting insects collect around it. Oregon State University's extension notes how moss mats hold damp debris in place on a roof; the same thing happens around a vent cap near the eaves, and we clear it during service.
Gas off, glass out, and a look at the burner, logs and pilot assembly as they are.
Burner ports and pilot are cleaned, safety sensors tested, and the log set returned to the pattern the maker specifies.
Outside, we look at the termination cap for blockage, damage and clearance from windows and doors.
We light it, watch the flame, check for leaks and walk you through anything that needs a part.

$189 to $475. A simple yearly service on a working unit is near the bottom of that range; difficult access or a heavily fouled burner moves it up. Replacement parts are quoted separately.
NFPA 211 calls for an annual check of vents as well as chimneys. A gas unit burns cleaner than wood, but sensors wear, glass seals age and vent caps can block up.
It is a normal combustion deposit that builds up over time. It comes off with the right cleaner during service, and heavy buildup can also point to a burner that needs adjusting.
